After 40+ years in Arkansas, the Martins are making Panama City Beach home. I love a good real estate journey, and this one has been such a fun one to be part of!

From Arkansas to the Beach

The Martins are Arkansas natives who have owned their home for over 40 years. Miss Glena has been coming to PCB for years with friends and has always loved the beach.

The Search Begins

Last year, they started thinking maybe it was time to make PCB HOME, so we started the search! Homes, condos, Gulf-front, residential, new builds, resale... we looked at it all! We even put in an offer on a 3-bedroom at Island Reserve, but just couldn't negotiate a winning outcome with the seller.

They decided maybe snowbird life was the answer and that making the big move wasn't in the cards.

A Change of Heart

But after coming down again, this time for a full six months, they both realized this wasn't just somewhere they loved visiting. This was HOME!

And funny enough, the home search started looking a little different, too. They realized Island Reserve really was the best fit for the lifestyle they wanted. We went back on the hunt and found that a smaller unit was actually exactly what they needed and wanted!

Teamwork on Both Sides

We had a fantastic agent on the other side (who just happens to be my coworker, Ron Rago!), and negotiations felt natural. Great communication, teamwork, and a win for both sides!

I am SO excited for the Martins and honored to help guide them through such a big lifestyle change. After 40+ years in one home, this is a pretty big next chapter!

What This Journey Reminds Me

This journey is such a great reminder that real estate isn't always fast. It's about listening to your clients, helping them explore what fits their needs and wants, and sometimes just waiting for the timing to align. The right home doesn't always happen on the first try!

I'm grateful to work in an industry that lets me build relationships with amazing clients, colleagues, and people. These are the experiences that make what I do so rewarding!

Congratulations, Martins! Here's to making Florida HOME!

As of October 2026: If you've been watching Panama City Beach, the numbers for zip code 32407 are worth a closer look. Incomes are strong, unemployment is low, and the population is growing. Home values have also softened slightly, which opens a window for the right buyer.

Who Lives Here

32407 has a population of 18,016, up 29.38%, and a median age of 40.0. The age mix is balanced: about 2,400 residents are in their 20s and nearly 1,500 are 70 or older. That mix supports many kinds of housing, from starter homes and rentals to places for retirees. Average net worth is $121,498.

A Strong Local Economy

Median income: $95,534

Average income: $115,127

Per capita income: $50,425

Disposable income: $89,993

Unemployment: 2.2%, compared with 4.3% nationally

Residents have solid purchasing power, and the low unemployment points to a stable workforce.

What's Happening in Real Estate

The median home value is $387,650, down 2.3% over the past 12 months. Renters make up 53.2% of households and owners 46.9%, so this is a strong rental market. Slightly lower prices combined with steady rental demand can mean good opportunities in rental properties and affordable housing.

Room to Grow

The area has 941.1 people per square mile, rising to 972.3 during the day. About 7,860 additional workers and professionals come into the area each day. That daytime population supports demand for retail, office and mixed-use space as well as housing.

The Bottom Line

Strong income, low unemployment and a diverse population make a stable base for growth. With home values dipping slightly, timing and project type matter, so it pays to have local guidance before you commit.

From Renting to Homeowner in His 20s: Why I Love What I Do

Every once in a while, a closing day reminds me exactly why I do this work, and this one is special. Let me tell you the story.

Back in 2021, I met some clients who had recently moved here from Indiana. We met at an open house in the neighborhood where they were renting. They were ready to stop renting and find a home in a good school district, and I was lucky enough to help them with that next step. Fast forward to today, and I'm celebrating something just as meaningful: their son has just become a homeowner in his 20s.

To make this closing even sweeter, he was my last client to lock in a 4.99% interest rate on a 30-year mortgage through Lennar. And he's the fourth first-time homebuyer in their 20s I've helped become a homeowner so far this year. That's not a small thing to me.

Is the market challenging? Absolutely. Does that mean homeownership is impossible? Absolutely not.

Don't believe all the doom and gloom

This is exactly why I want people to stop buying into the headlines. Economic news, real estate news, and the media keep telling the next generation that owning a home is out of reach. Are interest rates and home prices things we have to navigate? Of course. But that's very different from saying it can't be done.

There are ways to find an interest rate that works better for your situation, explore down payment assistance programs, look into closing cost assistance, find a home that fits your budget, and connect with the right resources to help it all come together. What you need is someone willing to explore your options, think outside the box, and help you find a path that works for you. Programs and eligibility vary, so the first step is simply a conversation about what may be available to you.

The sweetest moment of the day

Here's my favorite part. He spent his very first minutes as a homeowner parking his pride and joy, in its new home. That's what it's all about. Making dreams happen, creating new beginnings, and helping people build something of their own.

So if you've been sitting on the sidelines thinking this market has made it impossible for you to buy, please reach out. No pressure and no judgment. I'd love to help you understand your options and connect you with resources that could help you get there. And to my newest homeowner, happy closing day! Your dream of homeownership may be closer than you think.

Let's talk about your next step

If homeownership is on your heart, I would love to help make it a reality.

Investing on the Gulf Coast

Buying a Beachfront Condo in Florida? 5 Hidden Costs and the Cap Rate to Know First

The view sells the condo. The numbers decide whether it's a good investment.

I'll be honest: nobody walks into a Gulf-front condo and doesn't fall a little in love. Waking up to that water and getting rental income on top? It sounds like the dream. But if you're buying strictly as an investment, there's one question that matters more than the view:

Will this property earn enough after expenses to justify the price?

Association fees, insurance, repairs, and seasonal demand can change that answer fast. So let's walk through the five costs I'd check first, and then the cap rate.

A recent example: 6205 Thomas Drive

I recently listed a condo at 6205 Thomas Drive, and in a slow market it went under contract in just two weeks. It's a good reminder that when a property's numbers and building make sense, serious buyers move. Everything below is the same checklist I'd want in front of any buyer looking at a place like it.

See the listing

1. HOA fees and association assessments

Association fees are one of the biggest expenses in a condo. A $1,200 monthly fee is $14,400 a year, and that comes out of your rental income before you see a dime. Ask for the current budget, financial statements, assessment history, and any proposed increases, and find out exactly what the fee covers.

Takeaway: A lower price isn't a better deal if the monthly fee eats most of the rent.

2. Insurance and flood coverage

Coastal insurance is its own animal. You'll likely need your own unit-owner policy while the association covers the building, and your lender may require flood coverage (typical of ground floor units on the lagoon or not built above the flood plain). Don't guess based on what a neighbor pays. Get quotes for the specific unit, and ask what the master policy covers and what could fall to you after a loss.

Takeaway: Get insurance quotes before you finalize your numbers.

3. Special assessments and building repairs

A pretty interior doesn't tell you what's going on with the building. Roofs, concrete, balconies, and elevators can mean big bills, and when the association runs short, owners can face special assessments or higher fees. Florida has reserve and structural-integrity requirements for certain condo buildings, so review what applies to yours (see Florida Statutes, Chapter 718). Ask for inspection reports, reserve studies, meeting minutes, and details on any approved or proposed assessments. A recent example of this is Pinnacle Port on the west end of Panama City Beach, recently assessed individual owners $80,000 per unit.

Takeaway: Do your homework on the association as carefully as on the unit.

4. Management, cleaning, and maintenance

Rental revenue isn't profit. If this will be a vacation rental, count property management, cleaning and turnover, guest supplies, booking-platform fees, repairs, furniture replacement, utilities, internet, and pest control. Confirm that short-term rentals are allowed by the association and meet local rules and licensing. And plan around realistic occupancy, not the highest nightly rate you've seen advertised.

Takeaway: Build your projections on realistic performance, not best-case revenue.

5. Property taxes and everything else

Don't assume the seller's tax bill is yours. A sale can change the assessed value, and an investment property generally doesn't get the homestead treatment a primary residence can. Talk to the county property appraiser and a tax professional, then add in utilities not covered by the association and any licensing or accounting costs.

Takeaway: Use a full annual budget. A few missed recurring costs can make a deal look better than it is.

So what's a good cap rate?

Cap rate is the quickest way to compare investment properties. It's the property's yearly net operating income (rent minus operating expenses, before mortgage payments and income taxes) divided by the purchase price.

Cap Rate = Annual Net Operating Income ÷ Purchase Price × 100

Here's how I use it as a rough screening guide, not a guarantee or a market standard:

Below 4%

Hard to justify for cash flow unless something else makes it worth it.

4%-6%

Can work, but look closely at expenses and risks.

6%-8%

A solid screening target for stronger operating income.

Above 8%

Worth a look, but verify the rent projections, building condition, and why it's so high.

For a cash-flow buyer, I'd start around 6%-8% or better, as long as the income and expenses are backed by realistic numbers. If your market runs lower, compare real properties instead of forcing a deal to hit a percentage.

Example: a $400,000 beachfront condo

Management and cleaning paid by owner

-$7,000

Utilities, repairs, other operating costs

-$4,000

Net operating income

$22,000

$22,000 ÷ $400,000 = a 5.5% cap rate. That's before financing and income taxes. If you finance, your mortgage payment reduces your actual cash flow, even though it isn't part of the cap rate. That's why cap rate and cash-on-cash return (your yearly pre-tax cash flow compared to the cash you actually put in) tell you different things.

A good cap rate isn't always a good investment

A lower cap rate on a well-run building with predictable costs can beat a higher one with a roof problem around the corner. And if you're paying cash, remember your money still has an opportunity cost. Look at the building, the association's finances, the rental rules, and the insurance alongside the return.

Buy the numbers, not just the view

A Gulf view is a wonderful bonus. But when cash flow is the goal, the numbers need to work as well as the view looks. That's exactly why the listing at 6205 Thomas Drive caught buyers' attention so quickly.

About 1,729 residents are in their 20s, and about 2,322 are in their 70s or older. Married couples and people living solo make up most households. So this market holds young professionals starting out, families building a life, and retirees who've earned the view.

What the money looks like

The typical household here brings in about $101,193, and the average is $118,426. After taxes and essentials, households have roughly $93,292 in disposable income. Median net worth sits near $301,867. That shows up in how people choose homes. Buyers here care about quality, location, and lifestyle, not just the lowest price.

If you're buying

Competition comes from all sides: local move-up buyers, downsizers, and newcomers. Know your budget early and be ready to move when the right place appears.

If you're selling

A growing, financially steady community means real demand. Homes that show well and speak to beach-life living tend to stand out.

If you're staying

Growth and strong ownership rates are good signs for long-term value. It's a great time to ask what your home is worth today.
